Shell construction:
The load-bearing structure consists of brick masonry (Porotherm 25 cm) and reinforced concrete. Foundations are made of reinforced concrete in accordance with static requirements.

Walls:
Exterior and interior walls in reinforced concrete and brick, plastered and painted white. Façade with 20 cm full thermal insulation (colours: Kreisel T54 I and T58 I).
Windows:
ALU windows (ALIPLAST GENESIS) with triple insulating glazing, aluminium blinds and tilt and turn fittings. Insect screens available on request.
Ceilings:
Reinforced concrete ceilings, levelled ready for painting and coated in white.
Sanitary facilities:
Modern connections for WC, washbasin, bathtub and level-access shower; kitchen connections as per sketch.
Heating system:
The flats are heated by four air source heat pumps (Vaillant aroTHERM VWL 125/5) in a split system. These enable efficient heat dissipation via a low-temperature underfloor heating system, while the fan unit is installed on the flat roof.
Hot water preparation:
One 400 litre hot water tank and one 300 litre buffer tank are available for each of the four flats for hot water preparation. These systems ensure a needs-based hot water supply for all residents and contribute to the energy efficiency of the entire building.
Supply:
Connection to the public supply network, waste water disposal and surface water are treated via infiltration systems.
